34 Property Office/Industrial Portfolio

A non-traded real estate investment trust (REIT), designed to invest in a diversified portfolio of high-quality real estate assets, acquired a portfolio of 34 office and industrial properties from iStar Financial Inc. for an aggregate purchase price of $1.3 billion.  The portfolio contained properties dispersed among 12 states and located in 16 different markets totaling approximately 11.9 million net rentable square feet.  The portfolio was comprised of a variety of structures ranging from single-story warehouse/distribution facilities to Class "A" high-rise office buildings.  CODA performed Property Condition Assessments for 20 of the office/industrial properties located in five different states.  The fieldwork and report deliverables were completed within six weeks and within the clientʼs defined due diligence period.

Apartment Portfolio

A publicly traded asset management company acquired 17 apartment communities located in Arizona, California, Florida, Georgia, Maryland, Texas and Washington.  The portfolio included a total of 4,958 units contained in 241 buildings situated on over 243 acres.  The average multi-family residential community contained 291 dwelling units.  CODA prepared individual Property Condition Assessment reports for each property

    


    

Allianz Portfolio

CODA performed Property Condition Assessments on 18 industrial warehouse buildings located in Atlanta, Chicago, Columbus, Dallas/Fort Worth and New Jersey.  The facilities ranged from 220,000 SF to 754,000 SF, with a total leasable area of approximately 7.8 million SF. CODA assembled a team of engineers and architects to perform the assessments within the tight due diligence time frame.

Mervik Portfolio

CODA performed Property Condition Assessments on 30 office, industrial and manufacturing buildings located in northern Illinois and southern Wisconsin.  The facilities ranged from 20,000 SF to 487,000 SF. with a total leasable area of approximately 4.087 million SF.  The facilities were being acquired through a foreclosure process.  CODA assembled a team of engineers and architects to perform the assessments within a tight due diligence time frame.  In the more complicated facilities and larger office environments, MEP engineers were utilized to analyze specialty systems.
